2BHK and 3BHK house plans in 3D

Three furnished home plans: a 2BHK on a 20×30 ft plot, a 3BHK on a 30×40 ft plot of about 1200 sq ft, and an 860 sq ft 1BHK flat. Open any plan in the free 3D planner, move the walls to fit your plot, rearrange the furniture and walk through every room before you build.

On a phone you can view the plan and walk through it. Editing needs a computer.

Planning a house on a small plot

Check what you can build on the plot

Local building rules set the open margins around the house and how much of the plot it may cover, so the built-up area is usually smaller than the plot. These samples fill the plot to keep the plans simple; confirm your limits with your architect or the local authority before fixing room sizes.

Common room sizes

A 10×10 ft (3×3 m) bedroom fits a 5×6.5 ft bed and a wardrobe; 10×12 ft is comfortable. A 6×8 ft kitchen works with one straight counter, and a 5×7 ft bathroom fits a WC, a basin and a shower.

Give every bathroom an outside wall

A bathroom on an outside wall gets a window for light and ventilation. Keeping the kitchen, bathrooms and utility close together also shortens the plumbing runs.

Walk through it before you build

Walking the plan at eye level shows whether the front door opens straight onto the sofa or the dining table blocks the kitchen. Export the floor plan as a PDF to discuss changes with your architect or contractor.
